K9 Resorts Luxury Pet Hotel in Wayne, Pennsylvania is a premium dog boarding and daycare facility serving pet owners across the Main Line, including Radnor, Villanova, St. Davids and Bryn Mawr.

The facility offers private suites with Kuranda beds, indoor and outdoor play areas, and cleaning protocols built on hospital-grade disinfectants. Those disinfectants, combined with constant traffic from energetic dogs, are exactly what destroys ordinary flooring.

This project covered facility-wide floor upgrades using a non-toxic coating made from gypsum and castor oil.

The Challenge

Safe for Dogs, Tough Enough for Hospital-Grade Disinfectants

Floors at a busy pet hotel take constant wear from energetic dogs, staff movement, and frequent cleaning with powerful disinfectants. The client needed a solution that could survive all three without compromising hygiene or safety.

The coating had to be non-toxic and slip-resistant, safe for dogs, staff, and applicators both during and after installation. It had to resist scratches, scuffs, and heavy wear, and stand up to rigorous cleaning with hospital-grade disinfectants without degrading.

It also had to look the part. K9 Resorts is a luxury brand, and the floor needed a polished, high-end finish that would impress visiting pet owners.

Frequent use had left minor cracks and gashes in the existing surface, so the coating needed self-leveling properties to produce a seamless result rather than requiring separate repair work.

Finally, installation had to be completed within a few days to keep disruption to the facility's operations to a minimum.

The Approach

Non-Toxic Base Coat, Rated for Drinking Water Contact

Lifetime Green Coatings is made from gypsum and castor oil and designed as a high-performance alternative to traditional epoxy.

The base coating carries an ANSI/NSF-61 rating for contact with drinking water, is completely non-toxic and VOC-free, and the clear top coat is low VOC. For a facility where dogs are in direct contact with the floor all day, that rating does more work than any durability claim.

Durability was proven elsewhere first. The same coating is used in commercial garages, ship decks, and parking structures, environments that combine heavy wear with corrosive cleaning agents.

Its slip-resistant properties and track record in demanding environments made it the right fit for the suites and play areas at Wayne.

Why It Works

40-50 Mils, Applied by Hand With a Custom Color Blend

The team began by preparing the floors thoroughly to leave a clean, dry, and stable surface, which is what determines adhesion and therefore how long the finish lasts.

The coating was applied manually to a depth of 40 to 50 mils. Applicators wore full eye and face protection, coveralls, and gloves, because the coating bonds aggressively to skin.

To match the K9 Resorts brand, a custom decorative finish was applied using a bespoke color blend rather than a standard single-tone coating.

The schedule was coordinated around the facility's operations so that the work fit inside the client's few-day window.

The Results
