Water gets into the pores of bare concrete, freezes overnight, expands, and widens the space it came from. Do that 150 times a year and the surface starts to pit, scale, and dust. Most Denver homeowners notice it first as a fine grey powder that never quite sweeps away, then as flaking near the garage door where snowmelt collects.

Road salt makes it worse. Colorado uses magnesium chloride rather than rock salt, and it is more aggressive on concrete. It arrives in your garage in the wheel wells, drips onto the slab, and sits there through the season attacking a surface that is already opening up.

Then there is the sun. At Denver’s elevation UV intensity is significantly higher than at sea level, and with more than 300 sunny days a year it reaches any part of the floor near an open door. Standard epoxy is not UV stable. It yellows, chalks, and turns brittle, and a brittle coating on a slab that moves 150 times a year does not last.

And it is UV stable, so it holds its color through Colorado sun instead of going yellow.

It also goes down fast. Most floors need only a broom-sweep prep, though some require mild grinding or sanding, and the finished floor is ready for full use in 24 hours. There is no solvent smell, because the basecoat is zero-VOC, which matters when the garage is attached to the house and the weather outside means the door stays shut.
