Start with hot tire pickup, because it is the failure most Suncoast homeowners have either had or seen. A tire coming off the highway in August is far hotter than the air, and here the slab it parks on has been warm all day and never really cools overnight. Standard epoxy softens at those temperatures. The softened coating grips the hot rubber, and when you reverse out the next morning it lifts away in patches, usually a neat crescent under each wheel. It is not wear and it is not bad luck. The material was never rated for the heat.

Ours is hot tire resistant and rated for continuous service to 200°F, well past anything a Florida garage produces, and it bonds at 100% adhesion so there is no edge for a tire to catch. It also has 120% elongation, which means it flexes as the slab expands and contracts instead of going brittle and letting go at the edges.

The second failure starts underneath. Suncoast slabs often sit close to a high water table, and year-round humidity keeps ground moisture moving upward through the concrete. That vapor has to go somewhere. Meeting a coating that sealed the surface without properly bonding, it builds pressure and pushes it off, which is why so many Florida floors bubble within a season or two. With 0.3% water absorption and full adhesion, ours seals the slab rather than sitting on top of it. We assess slab conditions at the estimate rather than after the fact.

Sun is the third. Florida UV is classed as extreme even in winter, and standard epoxy is not UV stable. It yellows, chalks, and turns brittle, sometimes within one summer, which shows badly on a pool deck or lanai where the whole surface is exposed. Ours is UV stable and holds its color.

Then salt, which arrives on the air off the Gulf, on feet from the beach, and in the car. Bare concrete absorbs it and deteriorates. Ours is non-porous and compatible with 350 chemicals, covering salt, chlorine, and pool chemistry, so splashes rinse off instead of etching in.

For anywhere that gets wet, and here that is most surfaces, a natural aggregate is built into the finish. Pool surrounds, lanais, and entry walks keep secure footing when wet, as standard rather than as an upgrade.

Installation takes a day. Most floors need only a broom-sweep prep, though some require mild grinding or sanding, and the surface is ready for full use in 24 hours. The basecoat is zero-VOC and odor-free, so an enclosed lanai or attached garage is usable straight away.
