Why Most Coatings Struggle in the Pacific Northwest
Ask a Seattle contractor when they install epoxy and many will tell you July through September. That is not a preference, it is a constraint. Epoxy needs the slab between 50°F and 90°F to bond and cure properly, and once relative humidity climbs past about 75% it becomes prone to amine blush and delamination between coats. In a city with this much rain and this many cool, damp months, that leaves a narrow window and a lot of jobs installed slightly outside it.
Our system applies from -20°F to 120°F. That is not a marginal difference here, it means the work can happen in February rather than being queued for a summer slot, and it means the installation is not being rushed into a fortnight of decent weather.
The second problem is moisture coming from underneath. Seattle slabs sit in ground that is wet for much of the year, and that moisture moves upward as vapor. When it meets a coating that has sealed the surface without properly bonding to it, pressure builds and pushes the coating off. That is the bubbling and peeling most homeowners here have either had or seen. Ours bonds at 100% adhesion with 0.3% water absorption, so it seals the slab rather than trapping moisture beneath a film, and we assess slab conditions at the estimate rather than afterwards.
Damp also brings mildew, and bare concrete gives it somewhere to live. Every pore holds moisture and dirt. Our surface is seamless and non-porous, so there is nothing to absorb and nothing for mildew to take hold in, which matters as much in a Seattle basement as it does in the garage.
Then there is hot tire pickup, which catches people out even in a mild climate. Tires come home warm, and a coating that softens under them grips the rubber and tears away when you reverse out, usually leaving a crescent under each wheel. Ours is hot tire resistant and rated for continuous service to 200°F, so it stays put.
Installation takes a day. Most floors need only a broom-sweep prep, though some require mild grinding or sanding, and the floor is ready for full use in 24 hours. The basecoat is zero-VOC and odor-free, which matters when the garage is attached and the weather means the door stays shut.
