Hot tire pickup is the failure most homeowners here have seen. A tire coming home in July is far hotter than the air around it, and a Panhandle slab has been warm all day. Standard epoxy softens at those temperatures, grips the hot rubber, and lifts away when you reverse out, usually leaving a crescent under each wheel. It is not wear. The material was never rated for the heat.

Ours is hot tire resistant and rated for continuous service to 200°F, well beyond anything a Gulf coast garage produces, and it bonds at 100% adhesion so there is no edge for a tire to catch.

Rain is the second pressure, and this region gets more of it than almost anywhere in the continental United States. Pensacola alone averages around 65 inches a year. That water works into bare concrete, and on the sandy coastal soils common here the ground beneath a slab shifts more readily than the heavier soils further inland, so slabs move and crack sooner. A rigid coating cracks with them. Ours has 120% elongation and stretches instead, and at 0.3% water absorption it seals the slab against the moisture that started the problem.

Then salt and sand. Gulf air carries salt inland constantly, and sand comes home from the beach on feet, in cars, and on everything else. Sand is abrasive, and on an uncoated floor it grinds the surface a little more every time it is walked across. Our coating is tested at 28 mg loss under Taber abrasion, so it takes that traffic without wearing through, and being non-porous and compatible with 350 chemicals it shrugs off salt, chlorine, and pool chemistry rather than absorbing them.

UV finishes the list. Florida sun is classed as extreme even in winter, and standard epoxy is not UV stable, so it yellows and chalks, often within a single season on an exposed pool deck or driveway. Ours holds its color.

For any surface that gets wet, and between the rain, the pool, and the Gulf that is most of them here, a natural aggregate is built into the finish for secure footing. That is standard, not an upgrade.

Installation is quick, which matters for rental properties working around turnover. Most floors need only a broom-sweep prep, though some require mild grinding or sanding, and the surface is ready for full use in 24 hours. The basecoat is zero-VOC and odor-free, so a guest or a family can use the space straight away.
