Sandy soil drains fast but holds a shallow water table, and Central Florida humidity keeps the ground damp beneath every slab-on-grade home in the metro. That moisture does not sit still. It moves upward through the concrete as vapor, and when it reaches a coating that sealed the surface without properly bonding to it, the pressure has nowhere to go and pushes the coating off. Blistering first, then peeling, often within months rather than years.

Newer homes have a second version of the same problem. Concrete gives up moisture for a long time after it is poured, and across the new-build sprawl a slab can still be curing well after the family has moved in. Coating that floor without checking is how a brand new garage ends up with a bubbling floor inside a year.

Our answer to both is the same: 100% adhesion and 0.3% water absorption, so the coating is genuinely bonded to the slab rather than laid over it, and a proper look at slab conditions at the estimate rather than a diagnosis afterwards.

Heat and sun are the pressures from above. Afternoon storms through summer mean surfaces go from baking to soaked and back within an hour, and that cycling works at anything rigid. Ours has 120% elongation and moves with the slab. On lanais, patios and anywhere near an open garage door, UV is the issue, and standard epoxy is not UV stable, so it yellows and chalks, sometimes within a single summer. Ours is UV stable and holds its color.

Hot tire pickup is the one people recognize. A tire arriving off I-4 in August is hot, and the slab it parks on has been warm all day. Coatings that soften at those temperatures grip the rubber and tear away when you reverse out, leaving a crescent under each wheel. Ours is hot tire resistant and rated for continuous service to 200°F.

For anything that gets wet, and in this climate that is most outdoor surfaces, a natural aggregate is built into the finish so lanais, pool surrounds and entry walks keep secure footing. That is standard rather than an upgrade.

Installation takes a day. Most floors need only a broom-sweep prep, though some require mild grinding or sanding, and the surface is ready for full use in 24 hours. The basecoat is zero-VOC and odor-free, so an enclosed lanai or attached garage is usable straight away.
